Nicole Walker of Golf Savings Bank just E-mailed me a quote of&amp;nbsp;4.625% (1%) on a $250,000 30-year fixed, 20% down, with an APR at 4.874%. &amp;nbsp;A 15-year fixed at $250,000 with 20% down is at 4.125% (1%) with an APR of 4.343%. She says rates are continuing to lower. Good, huh!&lt;/p&gt;
&lt;p align="justify"&gt;The rates for refinancing may be slightly different…so if you’re thinking along those lines, call your lending institution, or several others, and get their current interest-rate quotes.&lt;/p&gt;

An email just arrived stating that a pet owner's young lab named Calypso devoured a large helping of Cocoa Mulch, &amp;nbsp;subsequently vomited and showed no other apparent signs of illness. The next day when the owner took Calypso for her morning walk, she had a seizure and died. &lt;/div&gt;
&lt;p align="justify"&gt;While this story has not been verified, it is true that cocoa mulch can be harmful to pets. The lethal ingredient is "theobromine," and the cacao bean shells contain potentially toxic quantities of theobromine, a xanthine compound similar in effects to caffeine and theophylline. It is fairly well known that some animals should not eat chocolate and, according to the &amp;nbsp;experts, that warning applies to cocoa mulch as well.&lt;/p&gt;
&lt;p align="justify"&gt;Most packaging of cocoa mulch makes it clear that it's not for human or animal consumption. It also appears that all cocoa mulch is not the same. One manufacturer, the maker of Mirana cocoa mulch, said that their mulch is the result of a series of processing steps and that the level of theobromine in their mulch is barely detectable.*&lt;/p&gt;

If you have a P.O. Box use that instead of your home address. If you do not have a P.O. Box, use your work address.&lt;span style="color: red"&gt; &lt;strong&gt;Never&lt;/strong&gt;&lt;/span&gt;&lt;strong&gt; &lt;/strong&gt;have your&lt;strong&gt; &lt;span style="color: red"&gt;SS#&lt;/span&gt; &lt;/strong&gt;printed on your checks. (DUH!) You can add it if it is necessary. But, if you have it printed, anyone can get it. &lt;/p&gt;

Do both sides of each license, credit card, etc. You will know what you had in your wallet and all of the account numbers and phone numbers to call and cancel…Keep the photocopy in a safe place. I also carry a photocopy of my passport when I travel either here or abroad. We’ve all heard horror stories about fraud that’s committed on us in stealing a name, address, Social Security number, credit cards.&lt;/p&gt;
&lt;div style="margin-left: 21.35pt"&gt;Unfortunately, I, an attorney, have first hand knowledge because my wallet was stolen last month. Within a week, the thieves ordered an expensive monthly cell phone package, applied for a VISA credit card, had a credit line approved to buy a Gateway computer, received a PIN number from DMV to change my driving record information online, and more.&amp;nbsp;&lt;/div&gt;
&lt;div style="margin-left: 21.35pt"&gt;&amp;nbsp;&lt;/div&gt;
&lt;div style="margin-left: 21.35pt"&gt;But here’s some critical&lt;strong&gt;&lt;span style="color: blue"&gt; information to limit the damage &lt;/span&gt;&lt;/strong&gt;in case this happens to you or someone you know:&amp;nbsp;&lt;/div&gt;
&lt;ul style="margin-top: 0in" type="disc"&gt;
    &lt;li&gt;We have been told we should &lt;strong&gt;&lt;span style="color: red"&gt;cancel&lt;/span&gt;&lt;/strong&gt; our&lt;span style="color: red"&gt; &lt;strong&gt;credit cards immediately&lt;/strong&gt;&lt;/span&gt;. But the key is having the toll free numbers and your card numbers handy so you know whom to call. Keep those where you can find them.&lt;/li&gt;
    &lt;li&gt;&lt;strong&gt;File&lt;/strong&gt; a &lt;strong&gt;&lt;span style="color: red"&gt;police report&lt;/span&gt;&lt;/strong&gt; immediately in the jurisdiction where your credit cards, etc., were stolen. This proves to credit providers you were diligent, and this is a first step toward an investigation (if there ever is one).&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;But here’s what is perhaps &lt;strong&gt;&lt;span style="color: red"&gt;most important of all&lt;/span&gt;&lt;/strong&gt; (I never even thought to do this.):&lt;/p&gt;
&lt;div style="margin-left: 39.35pt; text-indent: -0.25in"&gt;&lt;span style="font-family: Symbol"&gt;&amp;#183;&lt;span style="font: 7pt 'Times New Roman'"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;strong&gt;Call &lt;/strong&gt;the &lt;strong&gt;&lt;span style="color: red"&gt;3 national credit reporting organizations&lt;/span&gt;&lt;/strong&gt; immediately to place a &lt;span style="color: red"&gt;fraud alert &lt;/span&gt;on your name and also call the Social Security fraud line number. I had never heard of doing that until advised by a bank that called to tell me an application for credit was made over the internet in my name.&lt;br /&gt;
&lt;/div&gt;
&lt;div style="margin-left: 39.35pt; text-indent: -0.25in" align="justify"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;span style="color: blue"&gt;The alert means any company that checks your credit knows your information was stolen, and they have to contact you by phone to authorize new credit. By the time I was advised to do this, almost two weeks after the theft, all the damage had been done. There are records of all the credit checks initiated by the thieves’ purchases, none of which I knew about before placing the alert. Since then, no additional damage has been done, and the thieves threw my wallet away this weekend (someone turned it in). It seems to have stopped them dead in their tracks&lt;/span&gt;.&lt;/div&gt;

Buying a Foreclosure? &lt;p align="justify"&gt;Are you in the process of buying a bank foreclosure or a short sale? Are you in the process of being foreclosed upon? There may be serious defects in the title associated with these types of lender controlled sales and foreclosures. &lt;/p&gt;
&lt;p align="justify"&gt;&amp;nbsp;I don’t know how to make a complex story short…but somehow in the reassignment of some mortgages (bundled packages of debt sold to investors around the world), if not all mortgages, the deed of trust did not go with the note that was purchased. The practical effect of splitting the deed of trust from the promissory note is to make it impossible for the holder of the note to foreclose, unless the holder of the deed of trust is the agent of the holder of the note. Without the agency relationship, the person holding only the note lacks the power to foreclose in the event of a default. The person holding only the deed of trust will never experience a default because only the holder of the note is entitled to payment of the underlying obligation. The mortgage loan becomes ineffectual when the note holder does not hold the deed of trust.&lt;/p&gt;
&lt;p align="justify"&gt;Check out the ruling of Judge Keith Long of the Massachusetts Land Court on October 14, 2009. He said, “The issues in this case (U.S. Bank v. Ibanez /Judge Keith-Long -) are not merely problems with paperwork or a matter of doting i’s and crossing t’s. Instead they lie at the heart of the protections given to homeowners and borrowers by the Massachusetts legislature.” &lt;/p&gt;
&lt;p align="justify"&gt;He was referring to the industry practice of trading notes endorsed in blank, in direct violation of securities law. He said on that point: “The blank mortgage assignments they possessed transferred nothing…in Massachusetts, a mortgage is a conveyance of land. Nothing is conveyed unless and until it is validly conveyed. The various agreements between the securitizations entities stating that each had a right to an assignment of the mortgage are not themselves an assignment and they are certainly not in recordable form.”&lt;/p&gt;
&lt;p align="justify"&gt;Other states have made similar judgments. They include Kansas, California, Nevada, Arkansas and Ohio.*&lt;/p&gt;
&lt;div&gt;&lt;strong&gt;&amp;nbsp;RAMIFICATIONS/CONSEQUENCES OF THE ABOVE RULINGS&lt;/strong&gt;:&amp;nbsp;&lt;/div&gt;
&lt;ul&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;If you are a homeowner facing foreclosure, consider &lt;em&gt;Ibanez&lt;/em&gt; a gift. You now have a powerful tool to argue for the invalidation of the foreclosure sale. &lt;/div&gt;
    &lt;/li&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;If you are contemplating purchasing a property out of foreclosure or are selling a previously foreclosed property, pray that there’s an existing title insurance policy on the property and ask the title company to insure over the issue. (Some are willing to do this, some are not.)&lt;/div&gt;
    &lt;/li&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;Or, the expensive option is to hire an attorney to file a Land Court “quiet title” action to validate the proper assignment of the mortgage loan, assuming you can track the documents down and they were not backdated. (In Ibanez, the lender couldn’t produce the assignment until 14 months after the auction.)&lt;/div&gt;
    &lt;/li&gt;
    &lt;li&gt;Or, sit, wait and see how the Land Court and appellate courts will rule ultimately.**&lt;/li&gt;

However, our mild winter has brought us an early spring…Blossomed trees adorn our streets and homes, daffodils are cheering us up, primroses are being planted in gardens, and we are now mowing our lawns on a consistent basis &lt;span style="font-family: Wingdings"&gt;L&lt;/span&gt;.&amp;nbsp;&lt;/strong&gt;&lt;/span&gt;&amp;nbsp;&lt;/p&gt;
&lt;p align="justify"&gt;&lt;strong&gt;Did you KNOW&lt;/strong&gt;…that there is a tax credit for re-roofing your home with Energy Star qualified materials? What qualifies? Any metal or asphalt (including shingles and modified bitumen rolled roof product) roofing material that has appropriate pigmented coatings specifically and primarily designed to reduce the heat gain of a dwelling unit when installed on the dwelling. Roof coatings alone are not eligible for the credit. The material must meet or exceed Energy Star program requirements in effect at the time of installation. The material must be installed on your principal residence and be expected to last 5 years or have a 2-year warranty.&lt;/p&gt;
&lt;p align="justify"&gt;The amount of the federal credit: 30% of the cost up to $1500 (does not include installation costs.).&lt;/p&gt;
&lt;p align="justify"&gt;The material must be placed into service between January 1, 2009 and December 31, 2010. A Manufacturer’s Certification (a signed statement from the manufacturer certifying that the product qualifies for the tax credit), which is often available from the manufacturer’s Web site. The certificate should be kept in your records along with your receipt. When filing, submit&amp;nbsp;IRS Tax Form 5695 (version 2010) with your tax return.*&lt;/p&gt;

&lt;p align="justify"&gt;FHA is establishing some new rules which may make it harder for working households to secure safe and affordable home financing. Their policy changes are designed to shore up the FHA's capital reserves and help the agency do a better job of managing risk.&lt;/p&gt;
&lt;p align="justify"&gt;"Striking the right balance between managing the FHA's risk, continuing to provide access to underserved communities, and supporting the nation's economic recovery is critically important," FHA Commissioner David Stevens said in a statement. &lt;/p&gt;
&lt;p align="justify"&gt;John Anderson, a 30-year real estate veteran who chairs the National Association of Realtors&amp;#174;, states that these changes, while serious, are reasonable."I think the FHA is doing the right thing."&lt;/p&gt;
&lt;p align="justify"&gt;Anderson acknowledges that many households will be adversely affected. Buyers will have to either spend more to secure financing or scale down what they buy.&lt;/p&gt;
&lt;p&gt;Proposed changes are:&lt;/p&gt;
&lt;ul style="margin-top: 0in" type="disc"&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;FHA is raising its upfront mortgage insurance premium to 2.25 percent from 1.75 percent&lt;/div&gt;
    &lt;/li&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;Boosting the minimum down payment to 10 percent for borrowers with a credit score of 580 and below (it stays at 3.5 percent for everyone else)&lt;/div&gt;
    &lt;/li&gt;
    &lt;li&gt;Reducing permissible Seller concessions from 6 percent to 3 percent&lt;/li&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;The FHA is also seeking legislation to raise the annual mortgage insurance premium to a level above the current cap of .55 percent. Authority has already been given to institute the other changes.&lt;/div&gt;
    &lt;/li&gt;
&lt;/ul&gt;
&lt;p align="justify"&gt;Anderson, says the impact of the changes will be subtle in his market area where the median home price is under $200,000. For many first-time buyers, including younger households that haven't had a chance to develop much of a credit history, the credit-score floor will be a hurdle because the minimum 10 percent down payment will simply be out of reach unless they can get help from elsewhere, like family.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p align="justify"&gt;The reduced seller concessions will hurt, too, because these funds typically help buyers take care of closing costs like title insurance and the mortgage origination fee. "With that now limited to 3 percent, buyers might have to come up with another 1 percent of the mortgage amount," Anderson says. &lt;/p&gt;
&lt;p align="justify"&gt;Higher up-front mortgage insurance premiums won't affect the amount of cash buyers will need to raise, as that can be financed. But it will affect how much house they can afford, and could increase their monthly payments by $50 to $100. "That extra cost can have a big impact," he says.&lt;/p&gt;
&lt;p align="justify"&gt;Since the FHA commands about 40 percent of the mortgage market nationally and far more that that in regions like the Midwest (with a strong tradition of using FHA-insured loans), Anderson thinks these hurdles are a reasonable price to pay to ensure a healthier FHA.*&lt;/p&gt;

Or, bring a digital camera, take pictures at a good angle and blow them up on your computer at home to get a view of the shingles.&amp;nbsp;&lt;/div&gt;
    &lt;/li&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;Walk down or across the street to get a good view of the roof shingles. Look for curling, uneven or missing roof tiles as well as the number of roof layers. A roof should have no more than two layers.&amp;nbsp;&amp;nbsp;&lt;/div&gt;
    &lt;/li&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;If the shingles look new, but the flashings are still rusted and bent, the work might not have been professionally done.&amp;nbsp;&lt;/div&gt;

    &lt;div align="justify"&gt;Look for roof vents. Typically you should see one vent for every 300 square feet of roof surface.&lt;/div&gt;

    &lt;div align="justify"&gt;Remove all moss from the roof. Roofs are designed to remove water, but moss acts as a sponge, keeping water on the roof all the time.&amp;nbsp;&lt;/div&gt;
    &lt;/li&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;If there is a problem with a newer roof, check if the roof’s warranty will save the cost of repair.&lt;/div&gt;
    &lt;/li&gt;
    &lt;li&gt;Use a stiff broom or chemical product to remove moss.&lt;/li&gt;
    &lt;li&gt;Remove and replace cupping or curling shingles.&lt;/li&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;If you can’t afford to replace a roof before a sale, get an estimate and consider a deal with the buyer to pay for the roof after sale. It’s usually in your interest to get your own estimates for a new roof.&lt;/div&gt;

&lt;p align="justify"&gt;'Friends' of the Bellingham Public Library are putting on a major book sale to benefit the Library. The support group raised about $80,000 for the Bellingham library last year through its internet, community and 'nearly new' sales. &lt;/p&gt;
&lt;p align="justify"&gt;Four major sales are held each year. The first this year will be February 24-27, beginning with the 1-6 p.m. preview sale today, Wednesday, Feb. 24&lt;sup&gt;th&lt;/sup&gt;. Books are double the marked price. Books are regular price on Thursday, half-price Friday and $3 a bag on Saturday. With a 10 a.m. start those three days.&lt;/p&gt;
&lt;div align="justify"&gt;About 125 of the group's members volunteer to help at the sales. For each major sale, volunteers sort through more than 250 boxes of books acquired through donations from the public and ones culled from the library's collection.*&lt;/div&gt;

&lt;p align="justify"&gt;&lt;strong&gt;Are you thinking of purchasing a home&lt;/strong&gt;, but the one you like within your price range requires repairs per the inspection? You don't want to drain&amp;nbsp;what little bit you have in your savings. Ask your real estate agent about the Streamline (k) Limited Repair Program to augment FHA’s existing Section 203 (k) rehabilitation program for less extensive repairs and improvements.&lt;/p&gt;
&lt;p align="justify"&gt;The Streamline (k) program is intended to facilitate uncomplicated rehabilitation and/or improvements to a home for which plans, consultants, engineers and/or architects are not required. This program includes the discretionary improvements and/or repairs listed below:&amp;nbsp;&lt;/p&gt;
&lt;ul style="margin-top: 0in" type="disc"&gt;
    &lt;li&gt;Repair/replacement of roofs, gutters and downspouts&lt;/li&gt;
    &lt;li&gt;Repair/replacement /upgrade of existing HVAC systems&lt;/li&gt;
    &lt;li&gt;Repair/replacement of flooring&lt;/li&gt;
    &lt;li&gt;Minor remodeling, such as kitchens, which does not involve structural repairs&lt;/li&gt;
    &lt;li&gt;Painting, both exterior and interior&lt;/li&gt;
    &lt;li&gt;Weatherization, including storm windows and doors, insulation, weather stripping, etc.&lt;/li&gt;
    &lt;li&gt;Purchase and installation of appliances, including free-standing ranges, refrigerators, washers/dryers, dishwashers and microwave ovens&lt;/li&gt;
    &lt;li&gt;Accessibility improvements for persons with disabilities&lt;/li&gt;
    &lt;li&gt;Lead-based paint stabilization or abatement of lead-based paint hazards&lt;/li&gt;
    &lt;li&gt;Repair/replace/add exterior decks, patios, porches&lt;/li&gt;
    &lt;li&gt;Basement finishing and remodeling, which does not involve structural repairs&lt;/li&gt;
    &lt;li&gt;Basement waterproofing&lt;/li&gt;
    &lt;li&gt;Window and door replacements and exterior wall re-siding.&lt;/li&gt;
    &lt;li&gt;Septic system and/or well repair or replacement&lt;/li&gt;
&lt;/ul&gt;
&lt;p align="justify"&gt;Given the need for homeowners to make minor repairs without exhausting personal savings, and in consideration of the increasing cost of materials, the minimum repair cost of $5,000 is eliminated and the ceiling in now raised to $35,000. This revised maximum repair/rehabilitation amount recognized the cost of making older homes more energy efficient. When the repairs exceed $15,000, the mortgagee must perform or obtain an inspection to determine that all listed repairs were completed. &lt;/p&gt;
&lt;p align="justify"&gt;&amp;nbsp;Properties that require the following work items are NOT eligible for financing under the Streamline (k):&lt;/p&gt;
&lt;ul style="margin-top: 0in" type="disc"&gt;
    &lt;li&gt;Major rehabilitation or major remodeling, such as the relocation of a load-bearing wall&lt;/li&gt;
    &lt;li&gt;New construction (including room additions)&lt;/li&gt;
    &lt;li&gt;Repair of structural damage&lt;/li&gt;
    &lt;li&gt;Repairs requiring detailed drawings or architectural exhibits&lt;/li&gt;
    &lt;li&gt;Any repair or improvement requiring a work schedule longer than 6 months or&lt;/li&gt;
    &lt;li&gt;Rehabilitation activities that require more than 2 payments per specialized contractor&lt;/li&gt;
&lt;/ul&gt;
&lt;p align="justify"&gt;&amp;nbsp;Also &amp;nbsp;mortgagors&amp;nbsp;may NOT use the Streamline (k) program to finance any repairs that would:&amp;nbsp;&lt;/p&gt;
&lt;ul style="margin-top: 0in" type="disc"&gt;
    &lt;li&gt;Necessitate a “consultant” to develop a Specification of Repairs/Work Write-Up&lt;/li&gt;
    &lt;li&gt;Require a plan reviewer&lt;/li&gt;
    &lt;li&gt;Require more than 6 months to complete&lt;/li&gt;
    &lt;li&gt;Result in work not starting within 30 days after loan closing, or&lt;/li&gt;
    &lt;li&gt;
    &lt;div align="justify"&gt;Cause the mortgagor to be displaced from the property for more than 30 days during the time the rehabilitation work is being conducted. (FHA anticipates that, in a typical case, the mortgagor would be able to occupy the property after mortgage loan closing.) **&amp;nbsp;&lt;/div&gt;
    &lt;/li&gt;

&lt;div align="justify"&gt;&lt;span style="color: #ff0000"&gt;&lt;strong&gt;What is a reverse exchange?&lt;br /&gt;
&lt;/strong&gt;&lt;/span&gt;A reverse exchange, sometimes called a “parking arrangement,” occurs when a taxpayer acquires a Replacement Property before disposing of their Relinquished Property. A “pure” reverse exchange, where the taxpayer owns both the Relinquished and Replacement properties at the same time, is not allowed. The actual acquisition of the “parked” property is done by an Exchange Accommodation Titleholder (EAT) or parking entity. &lt;/div&gt;
&lt;div&gt;&amp;nbsp;&lt;/div&gt;
&lt;div align="justify"&gt;&lt;span style="color: #ff0000"&gt;&lt;strong&gt;Is a reverse exchange permissible?&lt;br /&gt;
&lt;/strong&gt;&lt;/span&gt;Yes. Although the Treasury Regulations still do not apply to reverse exchanges, the IRS issued “safe harbor” guidelines for reverse exchanges on September 15, 2000, in Revenue Procedure 2000-37. Compliance with the safe harbor creates certain presumptions that will enable the transaction to qualify for Section 1031 Tax-deferred Exchange treatment. &lt;/div&gt;
&lt;div&gt;&amp;nbsp;&lt;/div&gt;
&lt;div&gt;&lt;span style="color: #ff0000"&gt;&lt;strong&gt;How does a reverse exchange work?&lt;/strong&gt;&lt;/span&gt;&lt;/div&gt;
&lt;div align="justify"&gt;In a typical reverse (or “parking”) exchange, the “Exchange Accommodation Titleholder” (EAT) takes title to (“parks”) the replacement property and holds it until the taxpayer is able to sell the relinquished property. The taxpayer then exchanges with the EAT, who now owns the replacement property. An exchange structured within the safe harbor of Rev. &lt;div align="justify"&gt;If a reverse exchange period exceeds 180 days, then the exchange is outside the safe harbor of Rev. Proc 2000-37. With careful planning, it is possible to structure a reverse exchange that will go beyond 180 days, but the taxpayer will lose the presumptions that accompany compliance with the safe harbor. &lt;/div&gt;

&lt;div&gt;&amp;nbsp;&lt;strong&gt;TIPS FOR BUYERS:&lt;/strong&gt;&lt;/div&gt;
&lt;div align="justify"&gt;Homes built before 1980 typically do not have insulation in exterior walls unless the owner has added blown-in insulation. &lt;/div&gt;
&lt;div align="justify"&gt;Water stains along the outside of ducts in an indication of condensation and leaks.&lt;/div&gt;
&lt;div align="justify"&gt;Ask for utility bills, as well as averages for the year, to get an indication of any insulation problems in the house.&lt;/div&gt;
&lt;div align="justify"&gt;After sale, consider an energy audit by a trained professional. The audit will determine where insulation, caulking and other fixes can seal up a house and lower energy bills.&lt;/div&gt;
&lt;div align="justify"&gt;Look for banks that offer loans with additional cash to improve energy efficiency in a house. Although rarely used by banks, some regional banks are considering using the existing federal rules. &lt;/div&gt;
&lt;strong&gt;
&lt;div&gt;&lt;br /&gt;
TIPS FOR SELLERS:&lt;/strong&gt;&lt;/div&gt;
&lt;div align="justify"&gt;Never use duct tape on ductwork! The cloth material degrades over time. Instead use mastic, which doesn’t become brittle. &lt;/div&gt;
&lt;div&gt;Make sure heating ducts and hot water pipes are insulated.&lt;/div&gt;
&lt;div align="justify"&gt;Investigate new tax credits for energy efficiency products if you want to add insulation before a sale.&lt;/div&gt;
&lt;div align="justify"&gt;Also check for rebates available for attic, wall and crawl space insulation through your natural gas company. &lt;/div&gt;
&lt;div align="justify"&gt;Advertise your insulation work on the home. Insulation that can decrease energy bills in a home is considered a selling point.&lt;/div&gt;
&lt;div&gt;&amp;nbsp;&lt;/div&gt;
&lt;div&gt;&lt;strong&gt;FROM THE EXPERTS:&lt;/strong&gt;&lt;/div&gt;
&lt;div align="justify"&gt;“If you have an older home, a buyer can easily improve the insulation in a home in the attic and crawlspace,” said Whatcom County real estate agent Neal Cox. “It’s something a buyer can improve on a house without a tremendous expense.”&lt;/div&gt;
&lt;p align="justify"&gt;“A buyer can’t really see a lot of insulation in a house during a viewing. But if it’s an older house they should know that it probably has inadequate insulation,” said Robert Stockmann, owner of Pinnacle Inspections.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;Once you get your forms, take a good look at them and check the following:&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;ul style="margin-top: 0in" type="disc"&gt;
    &lt;li&gt;Match the reported earnings with your year-end pay stubs and make sure they agree. &lt;/li&gt;
    &lt;li&gt;Make sure that your name and mailing address are correct. &lt;/li&gt;
    &lt;li&gt;Verify that your Social Security number is correct.&lt;/li&gt;
    &lt;li&gt;Married or divorced? Did you officially change your name? Make certain that the information is accurate on your W-2 form.&lt;/li&gt;
